According to the requirements of the Letter on Request on the Revision of the Assessment Standard for Industrial Buildings (JIANBIAOBIAOHAN [2016] No.164) issued by the Standards Quota Department of the Ministry of Housing and Urban-Rural Development, the Technology and Industrialization Development Center of the Ministry of Housing and Urban-Rural Development (the Housing Industrialization Promotion Center of the Ministry of Housing and Urban-Rural Development), together with relevant units, carried out the preparation of this standard.



The standard preparation team has carried out extensive investigations and studies, carefully summarized the implementation and practical experience of GB/T 51129-2015 Standard for assessment of industrialized building , performed a number of special studies with reference to relevant national standards and foreign advanced standards, and prepared this standard on the basis of extensive solicitation of opinions.

Standard for assessment of prefabricated building



1 General provisions



1.0.1 This standard is prepared to promote the development of prefabricated buildings and standardize the assessment of prefabricated buildings.



1.0.2 This standard is applicable to the assessment on the prefabrication degree of civil buildings.



1.0.3 This standard is applicable to the assessment on the prefabrication degree of buildings with prefabrication ratio.



1.0.4 The assessment on prefabricated buildings shall also meet the requirements of relevant current national standards in addition to this standard.



2 Terms



2.0.1

prefabricated building

building made of prefabricated parts and components assembled at the construction site



2.0.2

prefabrication ratio

comprehensive proportion of prefabricated parts and components adopted in main structure (above the outdoor floor of a single building), enclosure wall and inner partition wall, decoration, equipment and pipelines



2.0.3

decorated

full completion of the decoration of fixed surface and installation of equipment and facilities in the building functional space meeting the basic requirements of building use function and performance



2.0.4

integrated kitchen

kitchen mainly prefabricated by dry method on the construction site after design, integration and factory production of floor, ceiling, wall, cabinet, kitchen equipment and pipelines



2.0.5

integrated bathroom

bathroom mainly prefabricated by dry method on the construction site after design, integration and factory production of floor, ceiling, wall, sanitary ware equipment and pipelines



3 Basic requirements



3.0.1 The calculation of prefabrication rate and the grade assessment of prefabricated buildings shall take single building as the calculation and assessment unit, and meet the following requirements:



1 Single building shall be confirmed according to the building No. of the project planning approval document;



2 When the building is composed of main building and podium, the main building and podium can be calculated and assessed according to different single buildings;



3 When the number of floors of a single building is no greater than 3 and its above-ground building area is no greater than than 500m2, a building group composed of multiple single buildings can be used as a calculation and assessment unit.



3.0.2 Assessment on prefabricated buildings shall meet the following requirements:



1 Pre-assessment should be carried out in the design stage, and the prefabrication rate shall be calculated according to the design documents;



2 The project assessment shall be carried out after the completion acceptance of the project, the prefabrication rate and assessment grade shall be calculated and determined respectively according to the completion acceptance data.



3.0.3 Prefabricated buildings shall meet the following requirements at the same time:



1 The assessment score of the main structure part is no less than 20 points;



2 The assessment score of enclosure wall and inner partition wall is no less than 10 points;



3 Full decoration is adopted;



4 The prefabrication rate is no less than 50%.



3.0.4 Prefabricated decoration should be adopted for prefabricated buildings.

前言
根据住房城乡建设部标准定额司“关于请开展《工业化建筑评价标准》修订工作的函”(建标标函[2016]164号)的要求，住房和城乡建设部科技与产业化发展中心(住房和城乡建设部住宅产业化促进中心会同有关单位开展了本标准编制工作。
标准编制组开展了广泛的调查研究，认真总结了《工业化建筑评价标准》GB/T 51129-2015的实施情况和实践经验，参考有关国家标准和国外先进标准相关内容，开展了多项专题研究，并在广泛征求意见的基础上，编制了本标准。
本标准主要技术内容包括：1.总则；2.术语；3.基本规定；4.装配率计算；5.评价等级划分。
本标准由住房城乡建设部负责管理，由住房和城乡建设部科技与产业化发展中心(住房和城乡建设部住宅产业化促进中心)负责具体技术内容的解释。执行过程中如有意见或建议，请寄送住房和城乡建设部科技与产业化发展中心(住房和城乡建设部住宅产业化促进中心)(地址：北京市海淀区三里河路9号；邮编：100835)。
1 总则
1.0.1 为促进装配式建筑发展，规范装配式建筑评价，制定本标准。
1.0.2 本标准适用于评价民用建筑的装配化程度。
1.0.3 本标准采用装配率评价建筑的装配化程度。
1.0.4 装配式建筑评价除应符合本标准外，尚应符合国家现行有关标准的规定。
2 术语
2.0.1 装配式建筑 prefabricated building
由预制部品部件在工地装配而成的建筑。
2.0.2 装配率 prefabrication ratio
单体建筑室外地坪以上的主体结构、围护墙和内隔墙、装修和设备管线等采用预制部品部件的综合比例。
2.0.3 全装修 decorated
建筑功能空间的固定面装修和设备设施安装全部完成，达到建筑使用功能和性能的基本要求。
2.0.4 集成厨房 integrated kitchen
地面、吊顶、墙面、橱柜、厨房设备及管线等通过设计集成、工厂生产，在工地主要采用干式工法装配而成的厨房。
2.0.5 集成卫生间 integrated bathroom
地面、吊顶、墙面和洁具设备及管线等通过设计集成、工厂生产，在工地主要采用干式工法装配而成的卫生间。
3 基本规定
3.0.1 装配率计算和装配式建筑等级评价应以单体建筑作为计算和评价单元，并应符合下列规定：
1 单体建筑应按项目规划批准文件的建筑编号确认；
2 建筑由主楼和裙房组成时，主楼和裙房可按不同的单体建筑进行计算和评价；
3 单体建筑的层数不大于3层，且地上建筑面积不超过500m2时，可由多个单体建筑组成建筑组团作为计算和评价单元。
3.0.2 装配式建筑评价应符合下列规定：
1 设计阶段宜进行预评价，并应按设计文件计算装配率；
2 项目评价应在项目竣工验收后进行，并应按竣工验收资料计算装配率和确定评价等级。
3.0.3 装配式建筑应同时满足下列要求：
1 主体结构部分的评价分值不低于20分；
2 围护墙和内隔墙部分的评价分值不低于10分；
3 采用全装修；
4 装配率不低于50％。
3.0.4 装配式建筑宜采用装配化装修。
4 装配率计算
4.0.1 装配率应根据表4.0.1中评价项分值按下式计算：

Q1——主体结构指标实际得分值；
Q2——围护墙和内隔墙指标实际得分值；
Q3——装修和设备管线指标实际得分值；
Q4——评价项目中缺少的评价项分值总和。

4.0.2 柱、支撑、承重墙、延性墙板等主体结构竖向构件主要采用混凝土材料时，预制部品部件的应用比例应按下式计算：

式中：q1a——柱、支撑、承重墙、延性墙板等主体结构竖向构件中预制部品部件的应用比例；
V1a——柱、支撑、承重墙、延性墙板等主体结构竖向构件中预制混凝土体积之和，符合本标准第4.0.3条规定的预制构件间连接部分的后浇混凝土也可计入计算；
V——柱、支撑、承重墙、延性墙板等主体结构竖向构件混凝土总体积。
4.0.3 当符合下列规定时，主体结构竖向构件间连接部分的后浇混凝土可计入预制混凝土体积计算。
1 预制剪力墙板之间宽度不大于600mm的竖向现浇段和高度不大于300mm的水平后浇带、圈梁的后浇混凝土体积；
2 预制框架柱和框架梁之间柱梁节点区的后浇混凝土体积；
3 预制柱间高度不大于柱截面较小尺寸的连接区后浇混凝土体积。
4.0.4 梁、板、楼梯、阳台、空调板等构件中预制部品部件的应用比例应按下式计算：

A1b——各楼层中预制装配梁、板、楼梯、阳台、空调板等构件的水平投影面积之和；
A——各楼层建筑平面总面积。
4.0.5 预制装配式楼板、屋面板的水平投影面积可包括：
1 预制装配式叠合楼板、屋面板的水平投影面积；
2 预制构件间宽度不大于300mm的后浇混凝土带水平投影面积；
3 金属楼承板和屋面板、木楼盖和屋盖及其他在施工现场免支模的楼盖和屋盖的水平投影面积。
4.0.6 非承重围护墙中非砌筑墙体的应用比例应按下式计算：

式中：q2a——非承重 围护墙中非砌筑墙体的应用比例；
A2a——各楼层非承重围护墙中非砌筑墙体的外表面积之和，计算时可不扣除门、窗及预留洞口等的面积；
Aw1——各楼层非承重围护墙外表面总面积，计算时可不扣除门、窗及预留洞口等的面积。
4.0.7 围护墙采用墙体、保温、隔热、装饰一体化的应用比例应按下式计算：
